Getting Your Home Ready to Show

Buyers decide quickly. In the first few minutes of a showing they form an impression that colors everything that follows. Preparing your home well is less about big renovations and more about a series of small, thoughtful choices.

Clear the space

Start by removing anything you do not need day to day. Extra furniture, crowded shelves and full countertops make rooms feel smaller than they are. Aim for a home that looks lived in but uncluttered, with clear surfaces and open floor space. This is also a good time to begin packing, so the work does double duty.

Let the light in

Natural light is one of the most persuasive features a home can have. Clean the windows, open the blinds and trim any planting that shades the glass. Replace dim bulbs and make sure every fixture works. Bright rooms photograph better and feel better in person.

Handle the small repairs

A dripping faucet, a loose cabinet door or a cracked switch plate is minor on its own, but together they suggest a home that has not been maintained. Walk through with a critical eye, or ask a friend to do it, and fix what you find. A fresh coat of neutral paint in the main rooms is often the single most effective improvement.

Make the outside welcoming

The first thing a buyer sees is the front of the house. Mow, edge and mulch, pressure wash the driveway and walkway, and add a pot of something green by the door. If you have a pool or patio, set it up the way you would for guests.

Then step back

On showing days, keep the home cool, lights on and personal items put away. Give buyers room to picture their own life in the space. It is a little inconvenient for a few weeks, but it is one of the best investments you can make in the sale.
